Frustrations Over Trulia & Zillow

We hope this Tuesday morning finds everyone doing well and enjoying the recent break from heat waves in our region! We wanted to take the time to address one of our most recent frustrations.

In our conversations with buyers and sellers, we've heard a lot of people refer to sites like Trulia and Zillow as a go-to source for everything in real estate. These sites are set up very nicely and they certainly do present information in an easy-to-read format. Many people like to go to them to get an idea of what their house is worth, or to see the history of a home that has been for sale. Of course they have a home search feature also and other suggested readings.

However, please be mindful of the fact that there is no guarantee that the information you see on internet sites like this is accurate. Those sites get their information from the database to which real estate agents have direct access- the Multiple Listing Service. We do not know how often they update this information, however we can tell you that we receive many, many phone calls and emails each year from people who see a house on internet websites that is already sold. And we don't mean just sold in the last several months- but several years ago. Clearly, this is not the most up to date information.

Additionally, sellers who are trying to determine the value of their home get a false sense of security by viewing the stats and charts these websites provide. We can assure you that any estimation of value that is given to you about your house by an internet website does not take into consideration some very important factors such as its interior condition, neighborhood trends and market fluctuations in your area.

Essentially, our message is that no fancy mathematic calcuation can replace the innate knowledge that an experienced real estate agent posesses. So if you are a buyer or a seller and you are looking for something at all related to real estate, save yourself some time, energy and money by speaking to an agent before relying on third party websites!

Excessive Heat Warning Posted For Philly Region

Please, please be careful the next few days. An excessive heat warning is in effect until Friday evening and will most likely get extended through the weekend. Remember to drink plenty of fluids, and look out for these common symptoms of heat stroke and exhaustion:

Heat Exhaustion and Heat Stroke Symptoms

Heat exhaustion symptoms

  • Often pale with cool, moist skin
  • Sweating profusely
  • Muscle cramps or pains
  • Feels faint or dizzy
  • May complain of headache, weakness, thirst, and nausea
  • Core (rectal) temperature elevated-usually more than 100 F (37.7 C) and the pulse rate increased

Heat stroke symptoms

  • Unconscious or has a markedly abnormal mental status (dizziness, confusion, hallucinations, or coma)
  • Flushed, hot, and dry skin (although it may be moist initially from previous sweating or from attempts to cool the person with water)
  • May have slightly elevated blood pressure at first that falls later
  • May be hyperventilating
  • Rectal (core) temperature of 105 F (40.5 C) or more

Registration Ends August 1 for Soccer and Flag Football Programs

The Springfield Township Department of Parks and Recreation is currently accepting registration for the following programs:

Pee Wee Soccer (boys and girls ages 4-5)
Youth Recreation Soccer (boys and girls ages 6-13)
Youth Flag Football (boys and girls grades 1-6)

REGISTRATION DEADLINE IS MONDAY, AUGUST 1 OR UNTIL PROGRAM IS FULL

As with all Parks and Recreation programs, registration can always be completed
online for your convenience, or by visiting the Township Building between the hours of 8:30 AM and 5 PM.

Construction to Begin July 17 on $9.5 Million Project to Repair and Resurface 37 Miles of State Highway in Montgomery County

King of Prussia –
The Pennsylvania Department of Transportation (PennDOT) today announced that construction is scheduled to begin Sunday night, July 17 on a $9.5 million project resurface 37 miles of state highway in Montgomery County.  The project is scheduled to be completed in October 2012

Projects in the Township include:

•    Route 232 (Huntingdon Pike) between Philmont Avenue/Welsh Road and County Line Road in Lower Moreland Township and Bryn Athyn Borough;
•    Route 232 (Huntingdon Pike) Jug Handles between Welsh Road and Moreland Road in Abington and Lower Moreland townships;

In addition, new ADA curbs ramps will be built along the following state roads:

•    Route 232 (Huntingdon Pike) between Route 63 (Welsh Road) and County Line Road in Lower Moreland and Upper Southampton townships, and Bryn Athyn Borough;
•    Route 232 (Huntingdon Pike) Jug Handles between Route 63 (Welsh Road) and Moreland Road in Lower Moreland Township;
