If this is the first home you have ever Sold or have not sold a home in a long time, it is very important that we make sure we educate and consult you every step of the way through Celebration Day!

Now, every transaction has over 150 phone calls alone, not including emails and text messages, therefore we need to cross our T’s and dot our I’s as one mistake can cost you thousands of dollars.

As your consultants, we will provide you with educational videos and information about what we call the “Pending Process”, which starts right now all the way to Celebration Day! The Pending process can be as short as 30 days or could last as long as 120 days or more, depending upon the settlement date agreed to between you and the Buyer.

We will email you along the way exactly what you need to be doing and take care of everything for you!!

Don’t worry, we will make sure you comply with all the dates in the agreement of sale, sign all the necessary papers, negotiate any additional terms, and be with you every step of the way.

Now, Here are 4 important tips for you right now:

1. Execution date is the date you and the Buyer signed off on the agreement and paperwork delivered to all parties.  All contingency dates, if they are applicable to you, for example, finalizing the home inspections, the mortgage application and appraisal addendum if there is one, are determined from that date. When finalizing your offer, you received a Seller’s Acceptance Addendum with a list of dates the buyer is responsible to do all their inspections, apply for a mortgage, perform the appraisal and get their mortgage commitment.  We will assist you in making sure you comply with all dates.

2. Email. Make sure to check your email on a regular basis as we they will guide you through the process and explain what is going to happen next to make it smooth sailing all the way though celebration day!!

3.  Deadlines. If you receive a call from the Listing Team or from the office staff, please call us back within 24 hours, or sooner as requested. Time is of the essence in a real estate transaction. If you miss a deadline, you may lose an opportunity to negotiate terms with the Buyer and possibly lose money. You would not want to do that, would you?

4. Videos/Information Details. Watch the videos we suggest in a timely manner, and educate yourself. You just sold one of your largest assets. You will thank us for these later. We do not know of any other real estate company that has a “Client for life” program like this.
