Free Market Trend Reports
The Economic and Market Watch Report is typically released six weeks after the end of each quarter. This time is necessary to assure that sold information for listings is correct, allow TREND time to compile the data and enable the National Association of REALTORS® (NAR) time to provide analysis and produce the report.
The buyers/sellers market bar is based on the number of month's supply of housing on the market. This ratio takes into account both the demand and supply of housing at any point in time and is therefore an excellent gauge of the market relative to its historical norm.
Many factors go into forecasting. Prices, employment, supply and mortgage rates are all factored into NAR's models. The report is a compilation of TREND data, government data and NAR analysis. The home sales statistics come from TREND, while the labor and industry data comes from government sources. All of the analysis is written by NAR economists. The labor market information is reported on a monthly basis by the Bureau of Labor Statistics, a branch of the U.S. Census Bureau.
