Pre-Home Inspection

We are going to discuss what happens before, during and after the pre-home inspection. You already know why we do the pre-home inspection. Now let me explain to you how the process will unfold.

See, having our home pre-inspection separates us, your team of experts here at Cardano, Realtors, from the traditional real estate companies. Getting Your house Pre-Inspected before your house goes on the market will save you thousands of dollars, money you would never know you lost without it.

First, I will address what happens before the inspection. When you met with the Listing Specialist, you may have determined around what time you were going to do the inspection. Most of the time we do the inspection immediately to determine what repairs you should make before the home goes on the market. Sometimes, however, we wait until repairs we know about are done, get the home painted, etc, so these repairs on not on the report. Either way, the inspection should be done at least 1 week before the Day scheduled to go on the market.

The Team will email the inspection company to contact you, or us, depending on what we discussed to set up the inspection. Payment is due at the inspection and will be set up directly though the inspection company. If you have given us a check, we will make sure the inspection gets it.

Please have your home ready for the inspector. Put lights on and be accommodating.

Next, I will address what happens at the inspection.

You do not need to be home for the inspection. We can provide access for the inspection either with the lockbox or meeting inspector at the house. The inspector is there tell us what is wrong with the home. Please do not get offended and take it personally. You want them to tell you if there are any problems with the home.  If they do not tell you, rest assured the buyer’s inspector will. Since uncovering defects is our main goal before the buyers come through the door, let the inspector do his job.

The inspection will take between 1 to 2 hours. The inspector will go on the roof, run the water, test the heater and test Air Conditioning if it’s not too cold. They will check the electrical box, structural issues, leaking pipes, exposed wires, cracks in foundation and concrete around the house and much more.

Next, after the inspection is completed. Once the inspector leaves the home, you should get a copy of the inspection report in your email within 24 to 48 hours. Ask the inspector to please check the box that allows the inspector to give us a copy.

We will review the report together and go through each defective item. We will give you our expertise about which repairs we think you should do now and which ones you should wait to do, and which ones you should not do. You do not have to do anything on the report. We can just position the price of the home based on the repairs needed. Sometimes we suggest to give a credit for the repairs. Either way all the cards are on the table.

Now the buyer can make a decision knowing all the facts about your home. It is like selling a Certified Pre Owned Home!! Buyers feel more comfortable having this detailed report.
